Rooted in the concept of salutogenesis (from salus = health, genesis = origin) introduced by medical sociologist Aaron Antonovsky, it emphasizes environments and resources that promote coherence, manageability, meaning, and connection.

Financial Advisor, Della Group

Chartered Accountant advising the Della Group for over 30 years, specialising in taxation, funding, and legal strategy, driving sustained growth.

You may have heard Spiderman say, 'With great power comes great responsibility'. My role is all about balancing ambition with responsibility—backed by a strong financial core. I am Nitin Mehta, part of the Della Group since its inception. During my journey of more than 28–30 years with Della Group, I have actively contributed to financial structuring and related legal compliances that fueled the Group’s growth. The proposed Townships across various locations require strategic financial and compliance planning. With a strong backup team, I aspire to use our collective experience, skill, and ability to bring Della’s vision to life.

Pearl Sanga

Director, Della Group

Over 20 years at Della Group, driving strategic growth in Hospitality, scaling to ₹200 crore, and spearheading expansion within Della Township from 300 to 3,000 keys.

With over 20 years at Della Group, I’ve had the privilege of growing alongside the organization through its many phases of transformation. Today, I head the hospitality division, leading strategic operations and business expansion with a committed team of over 2,800 professionals. Together, we’ve scaled the division to a top line of over ₹200 crore, positioning Della as a leader in India’s luxury hospitality space. Our portfolio includes premier wedding destinations, large-scale corporate MICE solutions, India’s largest extreme adventure park, and a thriving entertainment division. With the upcoming Della Townships, we aim to set new benchmarks in experiential hospitality—creating one-of-a-kind guest journeys through design, gastronomy, adventure, and entertainment that go far beyond the conventional.

Sinaiya Presswalla

Director, Della Group

With 18+ years at Della Group, she spearheads Interior Products Supply company, Designs and Over looks Real Estate arm , heads finance, and drives strategy and transformation.

Sinaiya Presswalla is a core pillar behind the growth and success of Della Resorts and the Della Group’s real estate and township business.
For over 18 years, she has played a defining role in building Della across the full lifecycle of development from Design and Construction to Sales, Delivery, and Brand Building.
She currently heads the P&L for Della’s Township Businesses, directly overseeing multiple Township Projects with End-to-End Responsibility across Design Development, Execution, Sales, Customer Relationships, and Financial Performance.
She also leads Manufacturing, Design, and Projects, and has spent over a decade driving Business Performance, Profitability, and Operational Excellence across the Group’s verticals.

Pearl Jimmy Mistry

11+ years of work experience through verticals of Della Group now Designing & overlooking Townships across Cities.

Over the past 11 years, I’ve had the privilege of playing every possible role within our organization. This journey has been incredibly enriching. Today, I’ve resolved to independently lead a few township projects that I’m deeply passionate about - driving them end-to-end, from business development and design to execution, marketing, and sales. These townships are not just business ventures for me; they represent my commitment to building a legacy aligned with our organization’s ethos, instilled by my father - one that creates employment, uplifts local communities, and contributes meaningfully to society.

Shilpi Singh

Director, Della Group

IMT postgraduate with 18+ years of multi-industry experience with brands like Times Now, ET Now, and Airtel. 9 years with the Della Group. Lead Community Builder at DLC, based in Dubai, driving international DLC Guide operations and bringing global brand collaborations and designers to Della Townships.

Postgraduate from IMT Ghaziabad with over 18 years of multi-industry experience. Has spent the last 9 years with the Della Group across multiple business verticals. Currently serves as Lead Community Builder at Della Leaders Club, spearheading global operations of the DLC Guide. Based in Dubai, she driving international brand collaborations and bringing global designers to Della Townships.
Previously associated with leading brands such as The Times Group, Radisson, and Airtel; part of the core teams that launched Times Now and ET Now, with deep expertise in high-impact launches under tight deadlines.

Farhan Pettiwala

COO, Della Townships

Harvard Business School & ISB Alumna with
32 Years experience. Former Board Member Tata Trust, Ex Relience, Ex PRG, Ex Carrier. Worked very closely with Ratan N Tata and the entire TATA board.

We are delighted to welcome Farhan Pettiwala as the Chief Operating Officer of Della Townships. Featured by Business India as a “Man of Many Parts,” Farhan brings over three decades of multidimensional leadership experience across India and Asia. A gold-medalist Mechanical Engineer and alumnus of ISB Hyderabad and Harvard Business School, he has held senior roles with leading organizations such as Carrier, Reliance Industries, RPG , HiKAL–Kalyani, Tata Trusts, and ISS Facility Management. He has worked very closely with Ratan N Tata and the entire TATA board. A seasoned strategist, Farhan has advised NITI Aayog and NSDC, and represented industry on CII, FICCI, and ASSOCHAM task forces under the India@75 initiative. In 2024, he was appointed Special Executive Officer to the Government of Maharashtra. We look forward to his leadership in driving operational excellence, innovation, and long-term growth at Della Townships.

An alumnus of the prestigious Cornell University with 32 years of experience across real estate, hospitality and funding. He has held CXO-level leadership roles with IHCL, The Boston Group of Hotels, Bvlgari Hotels, Sahara, HIRCO, Nahar Group, Pashmina Realty, and Nouam Financials.

Lt. Gen. Raymond Noronha

(Retd.), PVSM, AVSM, SM

Professional Director, Della D.A.T.A

Retired as Chief of Staff, Southern Command, after over 40 years of distinguished and decorated service in the Indian Army. Honoured by the President of India with the Param Vishisht Seva Medal, Ati Vishisht Sena Medal (twice), and the Sena Medal for exemplary service.

His illustrious career includes extensive service along the Indo-Pak and Indo-China borders, leadership roles in counter-terrorism and counter-insurgency operations in Jammu & Kashmir and the North East, and tenure as an instructor at a premier Army training institution. He has held several critical operational and strategic appointments at the apex level and was instrumental in raising the Indian Army’s first Mountain Strike Corps.

Della Foundation is the social-impact arm of Della Townships, created with a singular belief - that real progress is measured by the number of human lives positively touched. Rooted in the Founder’s life philosophy of using success as a force for good, the Foundation works at the grassroots to uplift underprivileged communities and create long-term, meaningful social change.

A School That Grew Into a Symbol of Possibility

Seven years ago, the Della Foundation adopted a ZP Higher Secondary School with just 60 students. Today, that same school stands transformed - serving 260 underprivileged Adivasi children from grades 7 to 12 within their own village.

With the inauguration of the new school building, the institution has evolved into far more than a place of learning. It is now a beacon of opportunity - enabling children to continue their education, break cycles of poverty, and aspire to a future once considered unreachable.

A Vision Bigger Than Buildings

For the Della Foundation, education is not limited to classrooms. The Foundation’s approach focuses on holistic development - ensuring that students are supported academically, nutritionally, emotionally, and socially.

Key Areas of Support Include:

  1. Free nutritious meals for all students
  2. Uniforms and school supplies to ease financial pressure on families
  3. Sports and extracurricular programs, including district-level competitions
  4. A dedicated computer lab to build digital literacy
  5. Platforms for elocution, arts, and creative expression
  6. Continued education from 7th to 12th grade within the village, reducing dropouts and unsafe travel

This integrated support system has been particularly transformative for girls, many of whom would otherwise have discontinued education after the 7th grade. By keeping education accessible and local, the Foundation is enabling young girls to pursue academic continuity, confidence, and independence.

A Scalable Model for Corporate Social Responsibility

The success of this initiative demonstrates how corporates can meaningfully contribute to social transformation. Della Foundation’s adoption-based model for ZP schools offers a replicable framework - where infrastructure, resources, and long-term engagement come together to deliver measurable impact.

The initiative has received encouragement and support from respected public leaders, reinforcing the belief that collaborative action between institutions, communities, and corporates can redefine the future of education in India.

Final-Year MBA Case Study by NYU Stern School of Business
In 2014 , Della Resorts, Lonavala , served as the subject and on-ground site for a final-year MBA case study conducted by students from the NYU Stern School of Business , one of the world’s leading business schools. The case study focused on how Della Resorts is impacting local communities through its development and operating model.

The study examined Della’s role as a catalyst for local economic development , analysing its contribution to employment generation , skill development , and community upliftment in the region. Students assessed how a large-scale hospitality destination can integrate commercial success with social responsibility , while operating in harmony with local ecosystems.

This academic engagement positions Della Resorts as a reference case within global business education , demonstrating how responsible development can deliver long-term social impact alongside enduring business value.

I operate at the intersection of design, real estate, hospitality, sustainability, and nation-building not as separate disciplines, but as one integrated force. Through everything we build at Della, my belief has been simple: large-scale developments should do more than create cities. They should shape economies, empower communities, and elevate human well-being.

When I speak on global panels, keynotes, and industry forums, I don’t speak about projects—I speak about possibilities. Integrated townships, regenerative design, experiential hospitality, and future-ready urban ecosystems are not ideas of the future they are responsibilities of the present. I challenge conventional development models because incremental thinking will never deliver transformational impact.

From introducing entirely new categories in India to building platforms with global relevance, my conviction remains unwavering:the future is not predicted it is designed. And it is up to us to design it with purpose, courage, and intent.
