THE FOUNDER'S VISION
How Should Humanity Live for the Next 100 Years?

The Question That Drives My Vision How should humanity live for the next 100 years?

This is the question that drives my vision, my work and the future I am determined to help create.

For over three decades, I have been immersed in design, architecture, luxury hospitality, experiential destinations and the creation of extraordinary environments. Throughout this journey, I have come to believe that the greatest opportunity before us is not simply to design better buildings or more sophisticated cities. It is to fundamentally reimagine how human beings should live. We have created extraordinary technological advancements, built magnificent skyscrapers, connected continents and transformed economies.

Yet I often ask myself:

  • Have we made human life meaningfully better?
  • Are we healthier?
  • Are we happier?
  • Are we more connected to nature, our communities and ourselves?
  • And are the cities we are building today truly designed to serve humanity for the next hundred years?

I believe we must change the very purpose of urban development. We must move from building real estate to designing human wellbeing. This belief has shaped my vision for Della Townships India.

I Don't Predict the Future of Living. I Build It.

I have always believed that design has the power to influence human behaviour, improve experiences and transform lives. But design must evolve beyond aesthetics.

The next generation of cities must be conceived as living ecosystems integrating architecture, wellness, hospitality, technology, sustainability, culture, education and meaningful human connections. I call this philosophy Salutogenic Living designing environments that actively support human health, wellbeing and longevity. Imagine waking up in a community where nature is part of everyday life. Where architecture responds to climate, wellness is integrated into your lifestyle, recreation and meaningful social interaction are easily accessible, and intelligent infrastructure makes everyday living more efficient. Imagine cities where children grow up surrounded by biodiversity, senior citizens enjoy active and fulfilling lives, and every generation has access to experiences that make life more meaningful.

For me, this is not a distant utopian dream. It is the future we must begin designing today. My ambition is to add years to life and life to years.

Della Townships India: My Platform for Transforming Human Living

To translate this vision into reality, I founded Della Townships India as an asset-light integrated luxury township platform. As of October 2026, our portfolio comprises 13 pre-launched townships across 11 Indian cities, spanning 4,411 acres, with an estimated Gross Development Value of ₹57,970 crore. But I do not see these numbers merely as real estate statistics. I see them as an extraordinary opportunity to create a network of future-fit living laboratories across India.

Our proprietary CDDMO™ model Conceptualisation, Design, Development, Marketing, Sales and Operations allows us to collaborate with large landowners and developers, combining master planning, design intelligence, luxury hospitality, experiential destinations, branding and long-term operations. I believe the future of real estate development will be increasingly collaborative. No single organisation can possess all the expertise required to create the cities of tomorrow. We need the world's best minds working together, combining their knowledge with the ability to implement ideas at scale. That is precisely the ecosystem I am building through Della Townships India.

Della Townships India's 8 Interconnected Living Laboratories and 44 parameters for future-fit living, mapped around the Vitruvian Man — human wellbeing, living architecture, integrated living, human connection, theme-based innovation, regenerative nature, circular materials and intelligent living

Eight Future-Fit Living Laboratories

I have structured our vision around eight interconnected Future-Fit Living Laboratories, each addressing a fundamental dimension of how humanity should live over the next century.

  1. The Laboratory of Human Well-Being: Exploring Salutogenic Living, longevity, mindfulness, physical and mental wellbeing, Blue Zones, Green Zones, Bio Zones and multigenerational health.
  2. The Laboratory of Living Architecture: Advancing multidisciplinary master planning, biophilic and biomimetic architecture, regenerative design, bioclimatic principles and buildings conceived for a hundred-year lifespan.
  3. The Laboratory of Integrated Living: Integrating hospitality-led living, luxury residences, resorts, adventure, motorsport, golf, gastronomy and immersive experiences into everyday community life.
  4. The Laboratory of Human Connection: Creating design districts, luxury retail destinations, cultural experiences, creative communities and environments that celebrate human expression.
  5. The Laboratory of Theme-Based Innovation: Encouraging entrepreneurship, executive education, meaningful human connections, destination weddings, corporate events and vibrant communities through Della Leaders Club.
  6. The Laboratory of Regenerative Nature: Investigating microalgae-based carbon capture, regenerative landscapes, biodiversity corridors, water conservation and environmental restoration.
  7. The Laboratory of Circular Materials: Exploring waste circularity, landfill-to-construction materials, plastic modular interlocking bricks and resource-efficient infrastructure.
  8. The Laboratory of Intelligent Living: Integrating private 5G, IoT, digital twins, intelligent water management, SCADA systems, BIM and multi-utility tunnels into connected urban environments.

These laboratories are not isolated research exercises. They are intended to become interconnected systems within real-world townships.

Our approach follows a clear process: Imagine → Collaborate → Research → Experiment → Operate → Measure → Prove → Replicate.

I want us to move beyond theoretical conversations and test what genuinely works.

Bringing the World's Best Minds Together

I have always believed that the future of human living cannot be designed by any single architect, developer, scientist or technology company. It requires a convergence of the world's finest expertise. That is why I am building a multidisciplinary collaboration ecosystem for Della Townships India, bringing together internationally respected institutions, designers, researchers and technology leaders.

  • With Carlo Ratti Associati, our global collaborator for master planning, we are exploring responsive urban environments, human-centric design and intelligent systems.
  • Through IIT Madras, we are exploring microalgae-based carbon capture, while our collaboration with IIT Bombay, led by Dr. D.N. Singh, focuses on waste circularity and transforming discarded materials into future construction resources.
  • Nemetschek Group, Germany, contributes expertise in digital twins, BIM and digital design technologies, while Reliance Jio is envisaged as our technology partner for private 5G, IoT and intelligent township infrastructure.
  • With MAYRLIFE, Austria, we are bringing European medical wellness and longevity thinking into integrated township living.
  • Tilke, Germany, contributes international expertise in FIA-grade motorsport circuits, while Gary Player's golf design expertise helps us envision championship golf destinations.

Our collaboration ecosystem also includes the Ignite Foundation of Life Sciences, advancing the convergence of science and human wellbeing, and the Soumitra Dutta Foundation, through which we envision executive education informed by Professor Soumitra Dutta's global academic leadership. Equally important is our own Della ecosystem. Della Resorts & Adventure contributes experiential hospitality and adventure expertise. Della Design District brings design, luxury retail and destination experiences. Della Luxury Products contributes to the built-environment experience, while Della Data brings specialist capabilities shaped by defence and security expertise. Through Della Leaders Club and DLC Guide, we are connecting multidisciplinary professional communities, entrepreneurs, industry leaders and curated experiences to the future of integrated living.

My ambition is not merely to bring prestigious international names together. It is to bring the world's expertise to India, test ideas in our townships, measure what works and share proven solutions with communities across the world.

Hyderabad and Ahmedabad: India's Emerging Living Laboratories

Our emerging developments in Hyderabad and Ahmedabad are intended to become two important living laboratories.

At Della International City Hyderabad, we are envisioning a 1,750-acre integrated development at Mominpet, with an estimated GDV of ₹20,000 crore.

The master plan brings together motorsport, championship golf, European wellness, a Design District, Media City and Education City. With Carlo Ratti Associati as our global collaborator for master planning, I see Hyderabad as an opportunity to explore how technology, nature, design, wellness and human experiences can coexist in one future-fit urban ecosystem.
At Della International City Ahmedabad, our 1,100-acre vision brings together four themed townships within one legendary address: Motorsport, Golf, Design District and European Wellness. Here, we are planning an ecosystem of luxury branded residences, private villas, experiential hospitality, an FIA-grade motorsport circuit, championship golf, medical wellness, adventure and intelligent infrastructure.

These are not merely ambitious real estate developments in my mind. They are opportunities to experiment with the future of human living at a meaningful scale.

Taking the Question to the World

I believe that a question as important as how humanity should live for the next hundred years cannot be answered by one individual, one company or even one country. It requires a global dialogue.

That is why I am initiating an international conversation beginning in New York on 16th November 2026, with a launch planned at the American Institute of Architects. From New York, we plan to take this dialogue to the World Architecture Festival, from 18th to 20th November 2026, in South Florida. In collaboration with the World Architecture Festival, we aim to bring together leading architects, design futurists, scientists, technologists, urbanists, policymakers and industry leaders. I will be convening The Futurist Roundtable, bringing together 12 influential multidisciplinary minds to explore the future of human wellbeing, regenerative design and intelligent systems. I also look forward to a fireside conversation with Paul Finch, Programme Director of the World Architecture Festival, exploring how India's future-fit living laboratories can contribute to the future of humanity. Beyond Miami, my ambition is to continue this global dialogue in London, Dubai and ultimately India.

Through this initiative, I also want to engage global Indians and the Indian diaspora people who have built extraordinary careers, businesses and institutions across the world. I want them to become part of India's next chapter of innovation, whether as collaborators, entrepreneurs, investors, development partners or future residents.

Why I Believe, India's Time Has Come

For generations, India has looked to developed nations for models of urban planning and infrastructure. I believe the next century presents an opportunity to reverse that flow of knowledge. India has the scale, talent, entrepreneurial energy, technological capabilities and development opportunities to experiment with entirely new approaches to human living.

We do not have to replicate yesterday's cities. We have the opportunity to leapfrog conventional urban development models and create new benchmarks for the world. Imagine if a township in Hyderabad could demonstrate measurable improvements in human wellbeing. Imagine if research conducted with IIT Bombay could help transform landfill waste into commercially viable construction materials. Imagine if microalgae research with IIT Madras could contribute to scalable carbon capture solutions. Imagine if intelligent infrastructure could reduce resource consumption and improve the efficiency of everyday living. And imagine if these innovations could be documented, validated and adopted by communities across the world. That is the scale of the ambition I want Della Townships India to pursue.

My Definition of Success

I do not want the future of Della Townships India to be measured only by acres developed, buildings constructed or real estate sold.

I want us to ask deeper questions.

  • Have we improved the physical and mental wellbeing of residents?
  • Have we created environments that encourage meaningful human connections?
  • Have we reduced environmental impact and improved biodiversity?
  • Have we developed solutions that make infrastructure more efficient?
  • Have we made daily living more fulfilling?

And most importantly, have we created ideas that others can replicate for the benefit of humanity? These are the outcomes I want our living laboratories to investigate and measure. Because the true legacy of a city is not its skyline. It is the quality of life it creates for generations.

The Next 100 Years Begin Today

I have spent much of my life imagining, designing and creating experiences. Today, I believe my most important work lies ahead. Through Della Townships India, I want to bring together the world's greatest expertise, India's extraordinary development potential and a shared commitment to improving human life.

I want every township we create to become an opportunity to learn, experiment and innovate. I want India to emerge as a global centre for future-fit living laboratories. And I want the knowledge we develop to extend beyond our own developments, so that communities worldwide can benefit from what we discover. I do not claim to have all the answers. But I believe we must begin asking the right questions and have the courage to build, test and improve the answers together.

Because for me, this is not simply a question about the future. It is a responsibility we owe to the generations who will inherit the world we create today.

I Don't Predict the Future of Living. I Build It.
