
I have been asking myself one question repeatedly:
How should humanity live for the next 100 years?
It is a very large question. And I certainly don’t believe that any one architect, developer, scientist, institution or even one country has all the answers. But I do believe India has an extraordinary opportunity to help find them.
India is entering one of the most significant periods of urban transformation in the world. What we build over the coming decades will influence the lives of generations. So why should India simply follow models of urban living created elsewhere? Why can’t India become one of the places where the next models of human living are actually imagined, tested and proven?
That thought is at the heart of what we are creating at Della Townships India.

Every Della Township Will Become a Future-Fit Living Laboratory
We are creating Future-Fit Living Laboratories across our townships in India. Not theoretical laboratories. Not innovation centres disconnected from everyday life.
Real townships. Real people. Real infrastructure. Real operations. Real data. Real learning.
Each township gives us an opportunity to ask different questions about the future. Can the places we live in actively improve our health and longevity? Can biophilic and biomimetic architecture reconnect human beings with nature? Can buildings be designed to adapt and endure for generations? Can yesterday’s landfill become tomorrow’s construction material? Can biological systems such as microalgae contribute to new approaches to carbon capture? Can water become an intelligently managed circular resource? Can infrastructure become accessible, maintainable and adaptable through Multi-Utility Tunnels? Can technology become so seamlessly integrated that residents experience its benefits without being overwhelmed by it? Can hospitality, culture, recreation, sport, wellness and community make cities more human?
These are not questions I want Della to answer through presentations. I want us to build places where we can explore them in real life.

India Becomes the Laboratory
Today, Della Townships India represents 12 townships across 10 Indian cities, with ₹55,319 crore in combined GDV. For me, the real opportunity is not simply the scale of these developments. It is their diversity. Different geographies. Different climates. Different communities. Different landscapes. Different themes.
Each township can explore a different combination of ideas. One may become an important laboratory for mobility. Another for wellness and longevity. Another for materials. Another for water. Another for regenerative landscapes. Another for agriculture, food or viticulture.
And across every township, we can continue exploring the relationship between Human, Architecture, Lifestyle, Destination, Community, Planet, Materials and Systems. Together, these townships can become something much larger than individual developments.
One distributed Future-Fit Living Laboratory across India.

But India Cannot - and Should Not - Do This Alone
This is equally important to me. When I say India should lead, I don’t mean India should work in isolation. I mean exactly the opposite. Leadership should attract collaboration.
The problems facing human living are global. Climate change does not recognise national borders. Longevity is a human question. Waste is a global challenge. Water is a global challenge. Urbanisation is a global challenge. Human isolation, wellbeing, mobility, biodiversity and the future of technology affect all of us. So the future of human living cannot be designed inside silos.
I want our townships to become platforms where some of the best intelligence from India and around the world can come together. Architects working with scientists. Doctors working with masterplanners. Engineers working with ecologists. Technology companies working with hospitality operators. Researchers working with developers. Designers working with communities.
This is why we are building an evolving ecosystem of specialist collaborations across architecture, motorsport, golf, medical wellness, life sciences, carbon research, future materials, digital infrastructure and water intelligence. The purpose is not to collect famous names. It is to bring the best available intelligence in the world into real environments where ideas can be explored together.

From Collaboration to Experimentation
There is one thing I feel very strongly about. We must be careful with the word laboratory. It cannot become a branding exercise. A laboratory must experiment. Otherwise, it is merely a label.
That means being prepared to ask difficult questions. It means researching. Testing. Operating. Measuring. Learning. Accepting when something doesn’t work. Improving it. Testing it again. And when something genuinely works, understanding whether it can be replicated.
That is why our methodology is:
IMAGINE → COLLABORATE → RESEARCH → EXPERIMENT → OPERATE → MEASURE → PROVE → REPLICATE
For me, the final word is perhaps the most important. Replicate. Because an innovation that works in only one luxury township has limited impact. An idea becomes powerful when what we learn can travel.

From One Township to Another. From India to the World.
Imagine an environmental solution being researched in one Della township. We test it. We operate it. We measure it. We understand what succeeds and what fails. Then we improve it. If it proves viable, we introduce it into another Della township in a different geography. We learn again. And again. Eventually, we begin building a body of real-world knowledge.
That knowledge should not remain locked inside Della. My larger ambition is for ideas proven in India to become models that others around the world can study, improve, collaborate on and ultimately emulate. That is when India moves from being merely a consumer of global urban ideas to becoming a contributor to them. Not because we claim to know more than everyone else. But because we are prepared to create the physical environments in which the world can experiment together.

India Can Lead by Creating the Platform
For decades, India has looked towards cities around the world for benchmarks. There is nothing wrong with learning from the world. We should continue doing so. But the relationship can now become two-way.
India learns from the world.
The world collaborates with India.
Together, we create new models for human living.
That is the India story I want Della Townships India to represent. An India confident enough to lead. Curious enough to collaborate. And ambitious enough to experiment at real scale.

The Future Must Also Work Commercially
There is another reality we cannot ignore. If these ideas are going to influence how the world builds, they cannot remain academic experiments. They have to work environmentally. They have to work technically. They have to work for people. And ultimately, they have to work commercially.
This is why our laboratories sit inside functioning townships rather than outside them. We bring together:
DESIGN + RESEARCH + REAL ESTATE + HOSPITALITY + TECHNOLOGY + OPERATIONS + EXPERIENCE
The commercial ecosystem allows experimentation to exist in the real world. And experimentation can make the commercial development more relevant to the future. For me, purpose and profitability do not have to be opposites. If we get this right, they can reinforce each other.

This Is Only the Beginning
I don’t know what every experiment will teach us. Nor should I. Because if we already knew every answer, these would not be laboratories. What I do know is that India has the scale, talent, diversity and ambition to become an extraordinary testing ground for the future of human living. Through Della Townships India, we are creating our platform to contribute to that future.
12 townships. 10 Indian cities. Eight interconnected dimensions of human living. One distributed network of Future-Fit Living Laboratories.
A platform where Indian and global intelligence can work together. Where ideas move from theory to reality. Where reality creates evidence. Where evidence creates knowledge. And where knowledge can eventually travel from one township to another, from India to the world.
I want the world to collaborate with us. I want the world to learn with us. And ultimately, I want some of the ideas that we prove here to be emulated far beyond Della. Because the larger purpose is not simply to build the townships of the future. It is to help India participate in designing the future of human living.
The township is the laboratory.
India is the platform.
The world is the collaborator.
The future of human living is the purpose.
